1. How do I get my bank accounts in?
During the beta, download each account's transactions from your bank's website as a CSV or Excel file, then load it with the + button, Bring in a bank file (or Transactions, Import transactions). Lines that look like ones already in the account are shown to you before anything is added. Type today's balance with the + button, Update a value or balance. Automatic bank connections switch on later in the beta, and we'll tell you when.
Where the download is, bank by bank

2. How do I add a property I already own?
Press +, then Add a property, and say where it is today and what you paid. Until you give it a value, it counts at its purchase price. To give it today's value, press +, then Update a value or balance.
3. How do I keep receipts?
Press +, then Take a photo of a receipt. The camera opens at once; add the details after. It waits under Transactions, Receipts until it's matched to its bank or card line. Photos (including iPhone HEIC) and PDFs up to 20 MB are accepted, and photos up to 25 megapixels: your phone camera's standard setting fits; its full-size 48 or 50 megapixel mode doesn't. When that line comes in, its card in the Inbox offers Use the receipt: one tap sorts the charge by the receipt's lines, so you don't type them twice.
4. Where did my money go?
Open the Inbox. Each bank or card line nobody has sorted yet is a card that asks What was it?: pick what it was for, and the property when it's for one. A card can also offer a shortcut: Use the receipt when a receipt matches it, Rent for a lease when money in looks like that lease's rent, the principal, interest and escrow of a mortgage payment, or a move between two of your own accounts. Large movements lists the big amounts in or out that nobody has explained yet. Once a line is sorted, Home, Cash flow and the property's page count it. Dates you add on a property under Dates to watch (an insurance renewal, a property tax bill) show up in the Inbox two weeks ahead.
5. Can I try it with sample data first?
Yes. While your workspace has no properties, Home shows Show me with sample data. It opens a separate workspace full of made-up properties at every stage, with a rehab, a rental and bank lines waiting in the Inbox. Your own workspace stays as it is. Press Back to my workspace at the top when you're done; the sample is deleted then, or after a day.
6. How do I invite my spouse, a partner or a bookkeeper?
Settings, Members, Invite someone: their email and a role (What each role can do lists them). They get a link that works once, for 7 days, with that exact address. A contractor can be shown one rehab only: open the rehab and press Share with a contractor. Or let your crew email photos and notes from their phone, with no login: on a rehab's Photos card, open Crew messages for the address to give them. Partners likewise see only what you share with them, and a tenant only their own lease. A lender doesn't log in: on the loan's page, Make a report gives you one PDF to send them.
7. How do I record an inspection?
Open the property (or its rehab, a draw or a lease) and press Start one on its Inspections card. Pick a template, then write each section and add photos as you walk through. Finish locks it, so nobody can change it afterwards. To use your own sections next time, use Save as my template under More on the inspection.
8. What do I send my accountant?
Books, Reports, then pick the LLC and the year. Everything in one download is one download (large ones come in parts) with the reports, the depreciation report (what each property cost and what has been written off so far), and every receipt and paper with a list of what each one is on. It's bookkeeping information for your accountant, not tax advice.
9. Can I bring my QuickBooks books in?
Yes, one LLC at a time, from QuickBooks Online. Open Books and pick the LLC (turn its books on first if they aren't yet), then Import from QuickBooks; it lists the reports to export from QuickBooks (Excel or CSV) and brings in the opening balances, vendors and customers. It's a one-time move, not a live link, so after it you work here.
10. Can I use it on my phone?
Yes. Open Command Center in your phone's browser. On an iPhone tap Share, then Add to Home Screen; on Android or a computer, Home shows an Install button in browsers that can install it. It then opens full screen, like an app. To have urgent things show up on your phone, use Settings, Notifications.
11. I lost my phone. How do I sign in?
On the code step of signing in, type one of the recovery codes you saved when you set up two-factor into the code box, instead of a code. (If you sign in with your phone's unlock, open Lost your phone? Use a recovery code first.) Then set up your new phone in Settings, Your account, Two-factor and phone unlock. No recovery codes? Email support@realestateinvesting.org from your login's address. We check that it's you, remove two-factor, and you set it up again at your next sign-in. You get an email when we do it.
12. How do I change my plan, my card or cancel?
Settings, Plan and usage shows your plan, what you use and the plans you can choose. Manage payment opens Stripe for your card, your invoices and cancelling. A cancelled plan runs to the end of what you paid for; the workspace then goes back to the Free plan. Nothing in it is deleted, though adding more can stop while it is over the Free plan's limits.
13. How do I get my data out, or delete my workspace?
Settings, Members, under Your data. Download your data gives everything in the workspace as spreadsheet files in one zip, on any plan. Delete this workspace deletes it only after a waiting period, shown before you confirm; until then any owner can keep it, and every owner gets an email.
